Cancellation Policy

If you cancel or change the number of guests after booking, the following cancellation charges apply. Cancellations are accepted via the official booking site, or by phone or email.

Accommodation Terms

  1. Scope: Accommodation contracts and related agreements between the property and guests are governed by these Terms. Matters not provided for herein are governed by applicable laws and generally established custom.
  2. Formation of the accommodation contract: An accommodation contract is formed when the property accepts the application for a reservation. Reservations made via the official booking site are formed upon completion of credit-card payment (for payment methods and timing, see the Legal Notice).
  3. Number of guests / capacity: The property is rented as a whole house for up to 6 guests. Use by more guests than booked is not permitted. Rates vary by the number of guests and the season.
  4. Check-in / check-out: Check-in is 15:00–19:00 and check-out is 10:00. If you wish to use the property outside these hours, please consult us in advance.
  5. Cancellations and changes: Cancellations and changes for the guest's own reasons are subject to the cancellation charges set out in the Cancellation Policy above.
  6. Termination by the property: The property may terminate the accommodation contract in cases such as violation of the law, conduct causing a nuisance to other guests or neighbours, or a risk of damage to the property or its facilities.
  7. No smoking: The property is entirely non-smoking. As it stands beside the Former Mikami Family Residence, a nationally designated Important Cultural Property, smoking outdoors around the entrance is also strictly prohibited.
  8. Pets: Pets are not permitted.
  9. Other prohibited conduct: Please refrain from exceeding the booked number of guests, holding parties or events without permission, using open flames indoors, or any other conduct that may disturb other guests or neighbours.
  10. Liability for damages: Guests are liable to compensate the property for any damage caused intentionally or through negligence.
  11. Governing law and jurisdiction: These Terms are governed by the laws of Japan. Any dispute concerning the property shall be subject to the exclusive jurisdiction of the court having jurisdiction over the property's location as the court of first instance.
